I usually have no problem finding a property or 2 to buy when I am ready for a project, but the market is SO very, very slow .

My focus for the past few decades has been in Greater Pittsburgh city & suburbs, but I now buy property in *almost* all of Allegheny County, & occasionally in Beaver, Westmoreland, Washington, & Butler Cos.
I enjoy single family old charmers through apartment complexes, pretty much any property with 2-99 BRs.
I will also look at mixed residential/commercial-zoned properties as these gems are sometimes overlooked per archaic SW PA property records.
I will at least discuss what ya got for me, hopefully take a look at it before the end of the year.
I live right outside of the city so it can be a quickie.
I can pay cash up to some 6-fig.
