*Position Title: Assistant Property Manager- Holiday Park Apartments & Townhomes* Sampson Morris Group (SMG-RIMCO) is a Commercial and Residential real estate organization in Western PA that has developed and continues to manage more than 2.
8 million square feet of commercial portfolio and 3,500 residential units.
Sampson Morris Group is hiring a *full-time-Multifamily Assistant Property Manager* for the Plum-Monroeville, PA area.
*Position Requirements:* · Superior customer service and conflict resolution skills with a strong ability to work with others · Prior leasing and/or residential apartment experience preferred · Knowledge of leasing techniques and Fair Housing laws and guidelines · Moderate computer skills, proficient in Microsoft Office applications including Outlook, Excel, and industry management software (Yardi experience a plus) · Effective communication skills, both verbal and written · Developed time management and organizational skills, with the ability to balance tasks back-to-back or simultaneously · Professional attire · Valid PA Driver’s license and reliable transportation · Real Estate (Salespersons) License *Accountability Objectives: *Successfully assist the Property Manager in daily operation of assigned properties striving for high occupancy, excellence in resident and prospective resident services and ongoing support of all property operations and staff.
*Job Dimensions - Essential Duties and Responsibilities:* · Assist Property Manager in overseeing leasing/administrative personnel, ensuring high quality and effective resident/prospective resident services, reports staff deficiencies to the Property Manager for resolution · Performs renewal inspections, move out inspections and vacancy inspections, documenting as required · Assist property manager with required weekly reporting · Documents interactions with residents, prospects, and internal teams · Trains administrative staff as required · Performs leasing consultant role in absence of FT leasing personnel to include answering inquiries via phone and email, apartment tours and assisting applicants with the move in process.
· Consistent review of move-in/ lease paperwork ensuring accuracy and correctness, ensures community filing system is maintained in a prompt and efficient manner · Processes notice to vacate, sending required confirmations and maintaining vacancy spreadsheets · Creation and processing of lease renewals and violation notices · Facility/grounds inspections: observe, report and address remedy of property deficiencies and/or observed lease violations, regularly reporting to Property Manager.
· Participates in recorded leasing calls, leasing training and progressive performance improvement; attends staff meetings, industry trade shows and educational seminars · Acts in a Property Manager role and capacity during absences of the Property Manager · Perform other tasks as directed by the Property Manager or Director of Multifamily Operations Physical Requirements:Ability to sit for long periods of time.
Frequently required to stand, bend, reach overhead and occasionally lift office products and other items up to 25 lbs.
Frequently required to walk long distances within the work site and climb stairs to walk properties/communities.
Regularly required to talk and hear in order to communicate and exchange information via phone, computer, or other electronic devise, and have the ability to see both near and far with or without accommodation.
