Responsibilities: Ignite the Leasing Fire! * Push and exceed monthly goals, stay informed about current market and competitor conditions that may impact the company’s occupancy and sales results, develop and implement marketing plans and goals to sustain occupancy, and partner with the marketing team to develop new programs to boost occupancy as well as community engagement.
* Get Creative - Design and execute marketing activities to create and drive traffic to the community, implement resident referral and employer outreach programs, use internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and promote other company-specific marketing plans and special programs.
Administrative Functions - Be the Glue! * Perform all administrative leasing activities to achieve the company’s revenue and occupancy goals: contact and qualify prospects, show apartments and houses, process applications, credit screening, and criminal background checks, prepare the lease and ensure a smooth resident move-in.
* Execute and perform activities in support of the company’s lease renewal program by preparing lease renewal letters, contacting renewing residents in advance of move-out dates, conducting annual inspections, and ensuring that lease renewal documents are signed and implemented on time.
* Conduct inspections prior to resident move-in and ensure homes are move-in ready.
Schedule any outstanding items to be addressed with the maintenance team.
Requirements: * A vibrant spirit - you don’t need the dusty playbook to get the job done * A minimum of 1 year experience in leasing * A valid driver's license and your own dependable wheels * Must be able to pass a criminal background check * Adaptable Schedule - Must be able to work a flexible/rotating schedule including some nights and weekends depending on appointments Skills: * Negotiation and conflict resolution skills * Effective communication skills, both verbal and written * Leadership skills, able to motivate a team while leading by example * Working well under pressure and sales deadlines * Multitasking and time management skills * Great customer service skills, with personable yet professional demeanor * Experience with Appfolio beneficial but not required Base Salary PLUS Commission: $38,000 - $45,000/year based on experience, *PLUS commission per lease and renewal signed*.
Bonus opportunities available as well.
