*Job Description*
* Address open and incoming work orders and service requests thoroughly, professionally, efficiently and in a timely fashion.
* Perform maintenance work including minor plumbing repairs, minor electrical repairs, HVAC troubleshooting and maintenance, changing locks, appliance repairs, grounds-keeping etc.
* Turn vacant apartments and prepare them for sale or rent
* Preserve and improve the condition and functionality of the property and units.
* Report back to the manager and administrator on completed work orders so that they can be closed out and tracked in our online service request system.
* Note and report other issues discovered upon the repair visit so that follow up service requests can be created as needed.
* Assist with general upkeep and cleaning procedures (e.
g.
landscaping)
* Provide AMAZING customer service for our tenants while consistently improving the long term value for the investors and owners

*Skills*
* Proven experience as maintenance technician
* Basic understanding of electrical, plumbing, heating, cooling and hydraulic and other systems
* Knowledge of general maintenance processes and methods
* Working knowledge of tools, common appliances and devices
* Manual dexterity and problem-solving skills
* Good physical condition and strength with a willingness to work overtime, if needed
* High school diploma or equivalent; Certificate in HVAC, building maintenance technology or relevant field will be a plus
* Attention to detail.
* Ability to work alone with limited direction from a supervisor and be responsible for observing all health and safety guidelines.
