*Job Summary:* As a Property Manager III, you will play a pivotal role in overseeing the efficient and effective management of a diverse portfolio of properties.
This position requires a seasoned professional with extensive experience in property management, a strong understanding of real estate laws and regulations, exceptional leadership skills, and the ability to ensure optimal financial performance for each property under your supervision.
*Portfolio Management:* - Oversee and manage a diverse portfolio of residential and commercial properties.
- Develop and implement comprehensive property management strategies to maximize the financial performance and value of each property.
*Tenant Relations:* - Build and maintain positive relationships with tenants.
- Address tenant concerns, complaints, and requests promptly and professionally.
- Ensure a high level of tenant satisfaction and retention.
*Lease Administration:* - Administer lease agreements, ensuring compliance with all terms and conditions.
- Negotiate and renew lease agreements as necessary.
- Implement rent increases in accordance with lease terms and local regulations.
*Financial Management:* - Develop and manage property budgets, ensuring financial goals are met.
- Monitor and analyze financial performance, providing regular reports to stakeholders.
- Oversee rent collection and delinquency management.
*Maintenance and Repairs:* - Coordinate and supervise maintenance and repair activities.
- Ensure properties are well-maintained and meet quality standards.
- Implement preventive maintenance programs.
*Legal Compliance:* - Stay informed about local, state, and federal real estate laws and regulations.
- Ensure properties comply with all legal requirements and safety standards.
- Handle legal matters related to property management, such as evictions, in collaboration with legal counsel.
*Staff Supervision:* - Lead and manage property management staff, providing guidance and support.
- Conduct performance evaluations and oversee professional development.
*Reporting:* - Prepare and present regular reports to senior management and stakeholders.
- Provide insights and recommendations for continuous improvement.
*Market Analysis:* - Stay informed about market trends and competition.
- Conduct market analyses to determine rental rates and property values.
*Qualifications:* - Minimum of 5 years of experience in property management, with a focus on managing a diverse portfolio.
- Strong knowledge of real estate laws, regulations, and market trends.
- Excellent leadership and communication skills.
- Proven financial management and budgeting experience.
- Ability to make sound decisions under pressure.
- Proficient in property management software and Microsoft Office Suite.
