*Senior Property Manager*

*Summary:*
North Side Property Development company, an affiliate of Mistick Construction is searching for a Senior Property Manager that is responsible for all aspects of the property.
This position reports directly to the owner of the property.
*Responsibilities:*
· Provide vision and leadership for the company
· Manage the day-to-day oversite of the company
o Hire and develop team, make changes as needed
o Provide recommendations and guidance as to how the office is set up and the roles that are currently in place
o Define a description of what a job well done is for each staff member and meet and evaluate monthly if their job is being done completely and successfully
· Oversee the maintenance department by closing out work orders and ensuring the work has being completed correctly
· Hold monthly review meetings and develop success criteria for the maintenance department
· Monitor the property to make sure that it is in compliance with the regulatory requirements specific to LIHTC and HUD Section 8
· Complete annual/quarterly/monthly compliance reports as required
· Prepare for and attend affordable and LIHTC audits performed by the state and regulatory agencies, including but not limited to MORs, REACs, file audits, etc.
· Maintain maximum income limits, rent limits, and utility allowances and coordinate annual rent adjustments for the property
· Attend appropriate LIHTC and HUD Section 8 trainings when necessary
· Assist with the collection of rent
· Manage the budget for the property
· Negotiate contracts with subcontractors
· Approve all invoices
· File notices to tenants for unpaid rent or social issues
· Attend magistrate hearings, arbitration, and court cases
· Resolve tenant conflicts
· Report to owner monthly on the status of the property, evictions, turnovers, compliance (recertifications), move ins, move outs, status of any work that needs to be completed or planned, social service activity agenda and budget
· Inspect units on a yearly basis with the maintenance supervisor
· Monitor housekeeping problems and work with the social service coordinator to address them
· Attend resident events in order to gain and maintain a relationship with the residents
*Job Qualifications:*
· Strong knowledge of LIHTC regulations and project-based Section 8 residential properties
· Well-developed administrative skills.
Strong management skills- principals and people.
· Extensive experience and judgment to plan and accomplish goals
· Strong written and verbal skills
· Organized and team oriented
· Ability to work well independently and prioritize and multitask in a fast-paced environment
· Must have a valid driver’s license
